Real pages from the kit

Everything in the kit

One set of measurements makes every page, so the floor plan, bedroom maps, and site plan always match each other and the house.

A map for every bedroom door

"You are here" and two ways out from that room only, the way inspectors ask for it, with plain instructions for guests and your address for 911.

Site and parking plan

A top-down sketch of your lot drawn to scale: lot lines, building footprint, driveway, numbered parking spaces, pool, fences and gates, grills, and garbage cans.

Guest parking page

A simple "Where to park" page for the guest binder, with the numbered spaces and your vehicle limit.

Floor plans to scale

Clean floor plans with dimensions and room sizes, ready to upload with your rental registration.

Exit diagrams

A diagram for the main exit, and one for the top of each stairway in multi-story homes.

Pre-inspection check

Catches the common failures before the inspector does: a bedroom without a smoke alarm, a CO alarm too far from a bedroom door, an escape window too small to climb out of.

Why hosts use it

  • Saves the drafting bill and the wait. Most hosts finish in an afternoon with a tape measure.
  • Fewer surprises at inspection. The check flags missing alarms and small escape windows before a re-inspection fee does.
  • Change it any time. Moved a bed, added a bedroom, changed the parking? Edit the plan and reprint every page for your next renewal.
  • Handles real properties. Two stories, condos with a shared hallway, balconies, fire escapes, and outside stairs all show correctly on the maps.
  • Guests get clear directions. Each bedroom map shows only that room’s two routes, the meeting place, and the full address to give 911.
  • One price, no subscription. $99 per property, with free updates and reprints.

What inspections commonly ask for

Rules vary by town and county; check your local program for the exact list. These come up most often:

  • A floor diagram posted near the main exitThe real layout, room names, the primary exit, and secondary exits.
  • A map in each bedroom“You are here” and two ways out from that room only.
  • A site sketch or parking planA top-down view of the lot with the building, driveway, and numbered parking spaces.
  • Escape windows that are big enoughUnder the Life Safety Code: at least 5.7 sq ft open, 20 in wide, 24 in high, sill no more than 44 in off the floor.
  • Smoke and CO alarmsA smoke alarm in every bedroom and outside sleeping areas; CO alarms outside the bedrooms.
  • Extinguishers and emergency lightingOften one extinguisher per floor, and battery-backed lighting toward the main exit.
